Membership & Obligations All property owners automatically become members of the Bella Vista Residents' Association (BVRA). Upon purchase, review the current Rules and Constitution, execute a Deed of Covenant, and consult your lawyer to ensure title encumbrances are properly processed. 
Property Covenants are subject to binding legal covenants established under the original Resource Consent.

Bylaws The 2026 Bylaws complement the Rules by addressing contemporary issues (e.g. speeding, parking), keeping standards current without amending the primary Rules.

Building & Design Approval All new builds and exterior modifications require pre-approval from the Design Control Committee (DCC). Before any application is reviewed, the following must be paid:
Design Review Fee: $1,500 – covers application review, architect review, Building Consent approval letter, compliance review, and Certificate of Completion.
Construction Bond: $5,000 – refunded on project completion within 24 months, less $500 for Private Way maintenance, and any additional fees or fines incurred.
Timeline extensions may be granted on request. Completion beyond 24 months without approval may result in bond drawdown. The DCC Certificate of Completion must be retained and passed to future owners. Non-compliance transfers to new owners — vendors are legally obliged to disclose any outstanding issues 

Rubbish, Recycle and Green Waste
 
Rubbish and Recyclables Collection
There are three collections that take place to remove rubbish & recycle from Bella Vista:
 
Rubbish and Recycle Collection:
Bin and pre-paid bag service for rubbish is every Wednesday and for recycle every second Wednesday. Please place bins roadside either the evening prior or early that morning.
 
Green waste collection:
Please check with the service provider concerned to determine collection day(s).
 
All bins should please be recovered to, and screened within your own property as soon as practicably possible

 

 
Community Trailer
Initially purchased as a community asset for use in irrigating the common area plantings and to move materials around the Bella Vista the trailer is also available for residents' use.
Contact Bryce Cameron on 021 906-711 to check availability.
When you use the trailer the wheel clamp will need unlocking. Bryce has the key for that and will provide it for your use. It is important the trailer is resecured and the the key returned to Bryce after use.
